  • How do I know what my home is worth?
    The worth of your home is determined by various factors such as the location, recent comparable sales in your area, upgrades you may have completed, how move in ready your home is and how well your home shows for ecample.   • How much is staging going to cost me when I list my home for sale?
    The number one factor that affects the cost is whether your real estate agent provides this to you as a value added service or you pay a third party interior decorator or stager for this service, or simply tackle it yourself. As your listing agent, I always offer staging expertise as a value added service. This is one of the ways I ensure your sucess and goals in selling your home. However, lets say your Realtor will list your home with no other services included. You will be responsible for paying for your home staging through an interior decorator or stager, out of your pocket. Staging costs depend on a lot of factors. To begin with, ask yourself some pretty basic questions, such as: 1."How clean, well maintained and presentable is my home to potential buyers?" 2."How desirable are the current paint colors or furniture placement to potential buyers?" 3."How good is my curb appeal and landscaping ?" 4."Can my Realtor/Stager use or repurpose my current belongings for staging, or do different furnishings and accessories need to be brought in?" 5. Do I need to remove or replacr some items? So in general, without an in-person consultation and estimate of costs for your home, Staging can cost as little as $75+ a room per virtual photo and up $150-200 an hour for in person staging.     There are so many possible answers to this question, however, two of the most compelling are: 1. It will give you an edge on the competition by showcasing your homes features in the best possible light. This in turn, will help your home be more memorable in buyers minds. Industry studies have shown that buyers prefer to view staged homes and will request to visit those listings first. Buyers want to see the potential of thier future home, rather than be distracted by your unique tastes and belongings. A well staged house allows buyers to imagine the possibility of living there themselves, making it easy to visualize your house, as thier home. When it comes to do-it-yourself staging, it can be difficult to decide what the right blance is, which items should be placed where or perhaps eliminated alltogether? Your Real Estate agent should be knowledable on current staging trends in your market and be your number one resource of information; working alongside and advocating for you at all times. It's why you hire a Realtor, to work for your best interests. She should be confident in her abilities to successfully guide you through the roadmap of selling your home.
